Because the Poconos are in an exurb, there has been an increasing demand for property in this area fueled by the demographics of baby boomers' quest for vacation and retirement homes. The recent approval of gambling casinos in Pennsylvania will enhance this demand. Pike and Monroe counties in the Poconos have been two of the fastest growing counties in Pennsylvania. All of the properties we purchase are carefully selected. Several times per year, we start with a list of approximately 50 pieces and narrow this down to a select few. This involves visiting every single lot to determine quality and desirability. We evaluate attributes that make a lot desirable such as market demand, aesthetics of woods / mountains / waterfront, good location and peacefulness. We also ensure important “buildability” factors of slope, surface water and support of a septic system. Just prior to purchasing, we conduct a second physical review to examine the qualities more thoroughly for the properties we plan to purchase. It is our goal to select land that has an advantage over nearby lots. After purchasing the lots, we then have surveying and percolation testing done. The final value-added step, is to obtain a standard sand mound septic permit with township approval (unless sewers are already available). At this point, each lot is considered likely to support building and becomes highly desirable on the marketplace. There is plenty of new construction in this area fueling the demand for more and more land. 'Marketability is also enhanced by the wide array of amenities offered with the land.
